Need to Sell Your Home Fast During the Holidays?
Posted
Monday, December 2, 2013
So you need to sell your home fast and we are in the midst of the holiday season. Typically November through January is considered one of the worst times to sell a home for many reasons. Don’t let trying to sell your home during this time put a crimp in your holiday cheer. The season can have some advantages. Buyers during the winter season tend to be very serious about the purchase, and there’s less homes on the market competing with you trying to sell your home.
Once you have determined that you really do need to sell, there are some things that you can to do prepare your home and get it sold faster during the holiday season.
Do not go overboard on decorating for the holidays. Sometimes homes do look their best during this time of the year, but you don’t want to go crazy with decor that is too large and overcrowds your home making it look smaller or is overly distracting. Also rather than using religious themes it is best to use décor that is generic to the fall or winter seasons.
Selling your home on your own can be stressful. You may need to consider working with a reliable real estate professional. Be sure you do not agree to work with an agent that is going to head out of town for the 6-8 weeks of the winter/holiday season. A real estate professional can also help to do the best job of marketing the home using photos, videos, the internet and seeking out motivated buyers. Generally speaking, house hunters out looking in the winter time have a good reason to do so. Work with your agent to target buyers that are on a deadline (relocation, investors looking to buy before end of the year, and military personnel if you live near a base).
Price it right. Regardless of what time of year it is, a home that is priced low for the current local market will attract buyers. If you really need to sell your home fast, sometimes it is better to consider a very low price when the home goes on the market instead of making small price reductions over time.
If you are through the first month of trying to sell your home during the holiday season and feeling frustrated that your home has not sold, try and relax. The new year is right around the corner, or you can also consider contacting a we buy homes investor that can make an offer to purchase your home and close quickly.
